Kullanıcı memnuniyet algıları aracılığı ile toplu konut projelerinde kalite: Balıkesir ili TOKİ konutları örneği

Abstract

İnşaat sektörü içinde önemli bir faaliyet alanı olan konut üretimi, faklı sunum biçimleri ile değişen kullanıcı ihtiyacına yanıt vermektedir. Toplu konut uygulamaları konut sunum biçimlerinden biridir. Hızlı ve seri üretime olanak veren düşük maliyetli üretimler olan toplu konut uygulamalarında kalite önemli bir problemdir. Ancak çok parametreli bir kavram olan kalitenin toplu konut projelerinde değerlendirilmesi oldukça güçtür. Kullanıcı memnuniyeti toplu konut projelerinde kalite değerlendirmesinde bir yöntemdir. Bu çalışmada toplu konut projelerinde kalite kavramı kullanıcı memnuniyeti aracılığı ile incelenmiştir. Kullanıcı memnuniyet düzeylerini ölçmek için bir ölçek geliştirilmiş, anket çalışması ile elde edilen veriler istatiksel olarak incelenmiştir. Yapıda kalite kriterleri çerçevesinde hazırlanan anket çalışması Balıkesir ili TOKİ konutları kullanıcılarına uygulanmıştır. Toplu konut kullanıcılarının yaşadıkları konuttan memnuniyet düzeyleri ve hane halkı büyüklüğü ile mülkiyet durumu değişkenlerine göre farklılıkları belirlenmiştir.

Housing production, which is an important field of operate in the construction sector, responds to the changing user needs with its various kind of housing supply. One of the forms of housing supply is mass housing applications. Quality is an important problem in mass housing productions that it is one of the low cost housing presentation formats that enables fast and mass production. However, quality of measure is difficult as it has many parameters. In this study, the concept of quality in mass housing projects is examined through user satisfaction. The scale was developed to measure user satisfaction levels. In the developed scale, the question prepared within the framework of quality criteria was included in the structure. With the survey study, the satisfaction levels of the users from the residences were investigated. The questionnaire study prepared within the framework of the quality criteria was applied to the users of TOKİ residences in Balıkesir. In the study, the change by household size and property status was analyzed statistically.
